2019년 캐나다 주택시장 전망 (Canadian housing market in 2019)

낮아진 인플레율로 1월 금리인상 명분 없어(Latest inflation readings do not justify January hike)

캐나다 통계청의 최근 발표에 따르면 11월중 인플레율은 유가하락 등의 영향으로 1.7%로 10월의 2.4% 대비 대폭 낮아졌는데, 유가를 감안하지 않아도 1.9%로 캐나다 중앙은행이 1월중 금리를 인상할 수 있는 명분이 약화되었음.

2019년 토론토 렌트 11% 오를 수도 (Cautious buyers will push Toronto rents up 11% in 2019)

Rentals.ca에서 발표한 National Rent Report에 의하면 렌트 수요증가와 주택가격 상승, 어려워진 모기지 대출의 영향으로 2019년 캐나다 평균 렌트 상승은 6%로 예상하며, 토론토는 11%, 오타와 9%, 밴쿠버 7% 상승할 것으로 예상. 새로 도입한 스트레스 테스트의 영향으로 대출을 받기 어려워진 젊은 부부들이 주택구입을 미루고 렌트를 선호하다 보니, 토론토의 방2개 월세가 $2,600 수준이 되었음.
