GTA부동산시장은 균형시장(GTA is a Balanced market)

Genworth Canada의 Regional Market Report에 의하면, GTA와 Barrie는 균형시장(Balanced Market)이지만 다른 지역은 아직도 매도자 시장(Seller’s Market)로 보고 있음 (첨부 Ontario Regional Risk Repor참조)

Attached find the Ontario Regional Risk Report for the month of December 2018. As can be seen from the chart below, year over year unit sales are well below last year, however, we must take into account the Low Ratio Stress Test deadline of Jan 1, 2018, and its possible impact on volumes in Nov. & Dec. 2017. Markets have settled nicely over the last year into a range that resembles the 5 year average. The supply of listing still continues to lag with Ontario at a record low new listings (-19% below 2017) and inventory in almost all cities, with many sellers still in a wait and see mode.  Joining Toronto in balanced market conditions is only Barrie this month. Seller's markets conditions are prevailing in all other municipalities. Prices are showing positive growth in all municipalities except Barrie & Sudbury which are slightly below 2017.
